These Terms & Conditions govern your use of services provided by One Property Solution, part of the One Group Network, located at 2701 W 45th Ave, Gary, IN 46408. By submitting a rental application, scheduling a showing, or communicating with us, you agree to these terms.
All rental applications are subject to a non-refundable $50 application fee and a $35 per adult credit, criminal, and eviction screening fee processed through TransUnion. Submission of an application does not guarantee approval or reservation of a property. One Property Solution reserves the right to deny any application that does not meet our published qualification criteria.
By providing your phone number on our rental application, you consent to receive SMS text message notifications from One Property Solution regarding your application status, document requests, and move-in information. These are transactional notifications, not marketing messages.
Approved applicants must complete move-in within 7 days of approval. All utilities must be transferred to the tenant's name prior to receiving keys. Move-in costs — including first month's rent, security deposit, and processing fee — must be paid in full before keys are released. Cash payments are not accepted.
All tenants are required to sign a lease agreement prior to move-in. The terms of the lease govern the tenancy and supersede any verbal agreements. Unauthorized subletting, occupants, or pets are not permitted without prior written approval from One Property Solution.
One Property Solution conducts annual property inspections with a minimum of 24 hours' advance notice to the tenant. Inspections are for maintenance and safety purposes. Tenants are welcome to be present during inspections.
Rent is due on the 1st of each month and must be paid through the Buildium resident portal or authorized PayNearMe locations. Late payments may result in fees as outlined in your lease agreement. Cash is not accepted under any circumstances.
One Property Solution is not liable for any loss, damage, or injury arising from tenant use of the property beyond what is required by applicable Indiana law. Tenants are encouraged to obtain renter's insurance for personal property coverage.
These Terms & Conditions are governed by the laws of the State of Indiana. Any disputes shall be resolved in the courts of Lake County, Indiana.
One Property Solution reserves the right to update these Terms & Conditions at any time. Updates will be posted on this page with a revised date.
